The shopping center market, especially in large Polish cities, is currently reaching a high degree of saturation. This motivates investors and developers to search for new formats of shopping facilities and directs attention to smaller cities with local flavors. Therefore, to meet the market evolution, Acteeum is directing its intense focus on medium-sized retail parks, with continuously strong attention to shopping centers.

The market chooses retail-parks
Constant observation of changes taking place in the area of shopping facilities and excellent insight into the specificity of medium-sized cities allow Acteeum to adapt to evolving market expectations. Meanwhile, the market more and more clearly demands retail facilities of retail-parks’ type. What attracts both clients and tenants to retail-parks is affordable, diverse shopping offer, easily available in a well-connected location, very close to the customer. An additional and considerable incentive for tenants, feasible within the retail-park format, is attractive lease terms scheme, achievable due to relatively low levels of rent and service charges, considerably lower than in traditional shopping centers.

Acteeum projects confirm the chosen strategy
The first Acteeum project within its retail-park strategy has been Andrychów. The retail-park developed there by Acteeum jointly with Equilis, turns out to be an incredible success, translating into – exceeding expectations – interest among tenants. As a result, the project enjoys a very advanced level of commercialization over a year before opening.
– We are very pleased with the progress of commercialization in Andrychów. It also motivates us to intensively search for new locations for such facilities. However, we continuously keep an eye on the shopping centers we have developed the most and if there is a possibility for a good project, either as a “green-field” or as an extension, we certainly will not give up such a possibility.
